OmniVest performs a variety of sophisticated market analyses and research to

Feasibility Analysis
OmniVest performs front-end feasibility analysis to examine development
options and opportunities. We advise clients on the best possible
alternatives and provide solid solutions.
Financial Viability
OmniVest applies its extensive financial and analytical expertise to
generate comprehensive budgets, sophisticated economic projections and financial
models. We advise and coordinate public and private financing.
Deal Structuring
OmniVest conceptualizes and then implements strategies for securing debt
and/or equity financing for your development project. We develop effective
real estate strategies and coordinate, negotiate, and finalize
transactions. We also have solid relationships with proven charter school
lenders, including The Reinvestment Fund and Sovereign Bank, as well as experience
with public grant programs and bonds.
Site Selection
OmniVest will take the lead in finding a suitable property that meets
the client's requirements. We base our site recommendations on market
research, feasibility studies, and financial models customized to your business or
school. We will also assist the client in negotiating either a lease or
purchase agreement for the property.
Facility &
Architectural Design
OmniVest has extensive experience in designing efficient
facilities and state-of-the-art educational institutions. We will work
with an architect and the client to methodically design the facility in accordance
with the client's program requirements, capital, and operating budgets.
Construction
Management
OmniVest manages the entire construction process from start to finish
for new building developments, rehabilitation projects, and interior
improvements. We coordinate the activities of architects, engineers,
contractors, and other professional consultants. OmniVest orchestrates
the coordination of the entire process.
Turn-Key Build To Suit
Facilities
OmniVest offers complete turn-key delivery of facilities to our
clients. Facilities are designed and constructed to the client's
specifications and timeframes. We also provide technology applications,
telecommunications systems and furniture, fixtures, and equipment as specified by
the client.
Sale Leaseback
Financing
OmniVest can arrange, on behalf of its clients, a sale and leaseback
transaction. OmniVest will act as intermediary in preparing the sale
and leaseback proposal, securing an investor, and overseeing the closing of the
transaction.
Asset Management
OmniVest will advise clients on asset management
strategies. In addition, we will manage the day-to-day decisions related
to the properties on a contractual basis, overseeing ongoing property management and
operations.
Acquisition &
Disposition
OmniVest will assist the client in negotiating either a lease or
purchase agreement for your property and take responsibility for the acquisition and
disposition of properties in conjunction with the client's projects. An
action plan will be created and carried out by OmniVest to achieve the desired goals
of each client.
Project Reporting
OmniVest meets regularly with our clients to ensure that all clients
are kept fully informed of each project's status. We provide regular
cost breakdowns and sensitivity analyses for better decision making.
Property Management
After construction is complete, OmniVest offers ongoing property
support, including repairs and maintenance, tenant management, and ensuring ongoing
compliance with building codes. |
